30% of unlicensed real estate agents use licensed agent's credentials

According to a news report, the percentage of unlicensed real estate agents who borrow a licensed agent's qualifications to carry out their activities is estimated to be about 30%. It is said that with 2 million won, one can borrow a qualification. What is even more surprising is that unlicensed business owners replace licensed agents every year.

When you sign a real estate contract, you are required to keep the contract for five years. However, if a licensed agent is replaced every year, the obligation to keep the documents of the previous agent disappears, and these documents are also discarded once a year. It seems that they are destroyed to eliminate any unfavorable content that may arise in disputes. However, in lease contracts, both the lessor and the lessee keep the contract, and in sales contracts, both the seller and the buyer keep the contract, so discarding all these documents every year seems excessive and unnecessary. Furthermore, lease fraud has already become a serious social problem, and when a lease contract is made, it is necessary to submit the contract to the local government office for lease registration and address registration, and the data is kept on file.

It is wise to check in advance whether the licensed real estate agent office you want to use is a legitimate company before making a transaction. It is necessary to check the licensed agent through the search menu of the opening licensed real estate agent on the homepage of the Korea Association of Real Estate Appraisers (http://www.kar.or.kr/pinfo/brokersearch.asp). If the agent you want to do business with is not a member of the association, it is better to deal with another licensed agent.
